Frequently Asked Questions

  • What is the best way for me to find a specific plan to meet my criteria? There are two ways to search for house plans. On the left side of every page, you can find the "Quick Search" where you can select house plans to view by square footage range and by the number of bedrooms and bathrooms. You can also use the "Advanced Search" to search for more specific criteria by clicking the "Search Button" at the top of any page on the website or by clicking links to "Advanced Search" in other locations. The Advanced Search allows you to narrow your selection of homes more specifically and allows you to pull up plans based on style or by the plan ID number.
  • How is the square footage of a house plan calculated? Square footage represents the total heated living space of a house plan. It excludes unfinished basements, attics, and bonus rooms as well as garages and exterior areas such as porches, decks and patios.
  • Will the plans meet the building codes in my area? Each state, county, city and subdivision can have different codes and regulations. It is the responsibility of the purchaser and/or builder to insure that the structure is built to meet all local codes.
  • How can I know if a plan has been purchased and/or built in my area? In keeping with our customer privacy policy, we cannot share that information.
  • Am I allowed to make copies of the plans I buy? The plans are copyrighted and may not be sold, but you are free to print and make copies of plans you have purchased and downloaded to facilitate the building of your home.
  • Can I make changes to the plan I buy? You are free to have your builder or architect make any changes to the plans you have purchased and downloaded. . Modifications, such as relocating windows and doors, modifying sizes etc., can be done prior to construction by your builder. You and your builder should check with your building department for compliance with all local codes and zoning before construction.
  • Is it possible to customize the plan I choose for a different type of foundation, for instance slab, crawlspace or pier? Yes, your builder can adapt the plans to suit whatever type of foundation required.
  • I noticed some abbreviations on some house plans. What do they stand for? Many of the common abbreviations that appear on the floor plans are defined in this list. Click for the abbreviations list.
  • How long will it take to receive my house plans? You may begin downloading your house plans immediately after your checkout transaction has been processed. In the event that your credit card process has been delayed, you will receive an email notification and download instructions for your house plans.
  • How long will it take to download my house plans? This depends on your Internet connection speed. For high-speed connections, download time will average less than one minute. Dial-up connections may require ten to twenty minutes to complete the download.
  • What is your return policy? Due to the nature of electronic media, we cannot refund the processing fee. All transactions are final. Please check that you have selected the correct house plan(s) before proceeding to the checkout.
  • What is included in each set of house plans? All OHP house plans come with a front elevation view, and plans for each floor. Some plans also include additional elevations, roof plans, or foundation plans. Thumbnail images of each page of a house plan set are displayed on the detail view that is accessible by clicking the "More Information" button from the browse and search results listings.
  • Do you include HVAC and plumbing plans? HVAC and plumbing are not included. Because of the variation in building codes and climatic requirements, it is best to discuss HVAC and plumbing with your builder, mechanical contractor and plumbing contractor.
  • How much will it cost to build my home? It is impossible for us to estimate your building costs. Material costs fluctuate greatly and labor prices vary throughout the country. We recommend that you talk to a licensed builder to get a realistic rough estimate of what it will cost you.
  • Can you recommend a builder/contractor in my area? The best place to look is on the National Association of Home Builders web site.
  • Do I own the copyrights to a plan I purchased? No. OHP retains all copyrights on all plans sold. The purchase of a set of home plans in no way transfers any copyright or other ownership interest in it to the buyer except for a limited license to use that set of home plans for the construction of the home.
  • What methods of payment do you accept? We accept all major credit cards through PayPal. You don't need a PayPal account.
  • What are your disclaimers? OHP, and the designers we work with, have put substantial care and effort into the creation of our house plans. However, because we cannot provide on-site consultation, supervision and control over actual construction, and because of the great variance in local building requirements, building practices and soil, seismic, weather and other conditions, WE CANNOT MAKE ANY WARRANTY, EXPRESS OR IMPLIED, WITH RESPECT TO THE CONTENT OR USE OF OUR HOUSE PLANS, INCLUDING BUT NOT LIMITED TO ANY WARRANTY OF MERCHANTABILITY OR OF FITNESS FOR A PARTICULAR PURPOSE.
